Burbank Rose Bed & Breakfast

This inn provided the best experience I’ve ever had for accommodation. I stayed her for six days over a conference in Newport, this place makes it feel like home. The sitting room is delicate and welcoming with snacks and coffee. The bedroom is very comfortable, I love the bed and bedding which feels soft and snuggle. I enjoyed every minute talking with the owner, Brian. He is such a kind person and he provided bakeries and fruits every morning to the door. I’m sad that Brian is about to sell this business soon this August. I really hope I can come back with my family to enjoy staying in this inn once again. Thank you, Brian!Regards,Henry

My husband and I have been visiting Brian at the Burbank Rose since 2017. Each stay is wonderful. The rooms are always clean (I even misplaced my phone and was looking under the bed once and it was completely dust free), the bathrooms are nice and the larger rooms have extra room in the bathrooms. The rooms with kitchen areas are wonderful. We enjoy having a glass of wine at the table before we head out to stroll around town around sunset. We have stayed in almost all of the rooms at this point and each has its own charm. Parking is across the street and easy to access. The location of the inn is essential to a wonderful stay in Newport. We have walked to the Breakers, First Beach, Cliff walk, to shops, and fabulous restaurants all from the inn without the need to take our car.Brain is such a asset to have as a innkeeper as well. He always has ideas on where to go or what food to try and every suggestion has been spot on. The Burbank Rose is more like a home away from home for us than just a B&B. We cant wait until our next visit!

THE BEST LOCATION in Newport!!!! Brian is a plethora of information, knows all the in and outs of Newport. Sent us to great spots, and his baking is amazing. Great stay, thank you so much for everything.

Very disappointed in this place. I paid for the room with a kitchenette and was told through email confirmation that I was staying in the wicker room on the first floor which has a kitchenette. A virtual tour link was also sent to me to tour my room.However, upon arrival Brian said we only have one room left. And proceeded to take me to the 2nd floor to the southwest room which had no kitchen. The room is very small and the TV is balanced on top of the microwave which is balanced on top of a dorm room fridge.The place is in dire need of updating and renovation. Paint is falling off the place everywhere, and the windows allow every sound from outside to fill the tiny little room.I will not return. Very unfortunate that this has happened given my wife and I are frequent visitors to Newport.Expected much more from this place given I have several confirmation emails about the room I paid for and did not receive!.

Brian was spectacular. Staying at a piece of history this 3 story B&B was one of the best parts of our trip to Newport. Being from Texas we are very accustomed to southern hospitality and while we weren’t in the south the hospitality shown to my wife and I was just like being home. Brian went above and beyond with accommodations as well as giving us some history of the town, and FANTASTIC FOOD RECOMMENDATIONS!! You can’t go wrong with this beautiful home and such an awesome host. We will definitely be coming back as long as Brian owns it!! Thanks again for all the memories you were absolutely fantastic!

Loved this place! Perfect location. Walking distance to many things. Breakfast is delicious. Brian was so helpful and went above and beyond to make me feel welcomed. I would 100% stay again.

The staff were wonderfully welcoming. Brian, the manager, had a handy list of all the recommended restaurants to visit. He seemed very knowledgeable about the area, and personally knew quite a few of the local restaurant owners and interesting bartenders. The BR was next door to the sea, shops, and landmarks, making travel by foot unbelievably convenient. My girlfriend and I agreed that we would definitely stay here again upon our return to Newport.

Excellent Location, great value and outstanding host. I recommend this place to everyone unless they are pretentious. Newport is historic and so is this Burbank Rose. The floors creak and it adds to the charm ..... Did I mention the location!

Enjoyed this B&B. the breakfast was Continental with very good fresh fruit, homemade mini pastries good juice, and cereal.in the heart of Newport, lovely town waterfront town. .highly recommend! only downside, room is small.

I was looking for Family Guest House for me and my family for the weekend and found Burbank Rose Bed & Breakfast. The breakfast was excellent, multiple kinds of cereal, fruits and fresh bread and our stay was very enjoyable. We really recommended Burbank Rose Bed & Breakfast for everyone who have need of nice place for Bed And Breakfast!

Wonderful B & B in the heart of Newport! Didnt need to use the car for the 3 days we were there, convenient to everything. Amazing home made pastrues, fresh fruit, yogurt, cereal, juice & coffe, tea put out for breakfast. Friendly staff, shares the best local spots. Will be back :)

A nice stay at a great value. Sheets are very soft. Room is simple but comfortable, a casual cottage type seaside oasis. Protocol for check in and check out were very convenient. Laid back atmosphere, yet well run. Scones and fruit in the morning.

Six of us stayed for two nights in two rooms this summer. It was perfect. Roomy, comfortable, welcoming and VERY convenient to everything. Our host was attentive and the breakfast and the breakfast room was delightful.

This place is stunning, Brian is a really nice guy.Weve just arrived and the room is immaculate.Definitely recommend...10/10🎉

Great location, walk to everything, its said to be built in 1850 so it has the slanting floor charm, staff very helpful, seems to know all the restaurants and owners. Great continental breakfast.

Friendly owner, clean rooms, great price. Its also centrally located which makes walking around easy. Highly recommend!
