OYO Family Ranch at Melbourne FL

If I believed the prior reviews for the Family Ranch, I probably would’ve passed…. Glad I didn’t. The owner and his staff were MORE than accommodating and prompt when help was asked for. Here’s our experience:When we entered the property we were greeted by the properties’ animals (4 friendly cows). The “hotel” is actually an old bunkhouse and decorated accordingly. Our sleeping quarters were large and comfortable. 30 seconds on the bed we were unconscious. Whatever we needed was provided immediately.In conclusion: To the ownersYou have a wonderful idea and property at a very reasonable price. We are looking forward to our next stay

When we arrived at the property there were notes on the door saying not to knock and to call a number. Then a guy with some elaborate story says that they cannot accommodate me (after a 4 minute story). He says they were not taking bookings since January (we booked in Feb). Then I received a call from their ‘management’ and they say that they have only Just learned 30 minutes ago that due to a health situation they could not accommodate us. So two completely different stories. The. I had to call the booking agency myself to rebook! All in all it reeks. And it costs us hours.

My honey and I had a very peaceful time. Room was clean and we had access to the kitchen which was nice. ​I even left my luggage at home and they accommodated giving me a toothbrush and toothpaste. Very sweet owner.Felt like I had known her for years. Kitchen smelled amazing would be a great idea to offer some of that Jamacian food for an upgrade. We ended up staying an extra night. We like to try different places in area so not sure if we would be back however was very memorable thank you for making up feel welcome and your hospitality.

I had a reservation for over a week. I booked this stay because I am in town for business. The reservation clearly states that check in is open until 12am. I drove all the way out to the ranch and knocked on the door and waited four times. I called the number and no one would answer the phone. I tried to reach them for 35min. I could tell people were home and were just refusing to answer the door. If you arent going to allow people to stay in your b&b because of covid-19, dont list yourself as open and allow people to pay you, then wind up 5 hours away from home in the middle of the night alone with no where to stay. Melbourne has a high crime rate and this puts people in potentially dangerous circumstances. I was honestly terrified being stuck alone in my car for 3 hours trying to find a safe place to stay last minute. How would you feel if someone had assaulted me in the middle of the night because you couldnt even pick up the phone and cancel my reservation in advance? You have a duty of care in regards to this. Its a shame, because I would have been your best repeat customer as I love to go riding and your horses were beautiful. They greeted me and stood by me for 20 mins, even though you wouldnt. They clearly more caring than you are.

AVOID AT ALL COSTS!! i booked this trip on priceline the day before my scheduled check-in date. I called the day of check-in to let him know i would be late arriving (i had to go to orlando to pick family up). He acted like he couldnt hear me. He kept asking me my last name, then very rudely said the room wasnt available. I wish i would have checked the reviews. This man should not be leasing his property. Not only that i am fighting tooth and nail to get my $ back because priceline has a clause that says if i dont give the property manager notice i wont be arriving, that gives him the right to keep all of my money. They cant even consider it until they get in touch with the property manager (which of course isnt anwsering his phone, so its dragging me getting my money back) DO NOT BOOK WITH THIS PROPERTY!! AVOID AT ALL COSTS!!!

I have to agree with the other reviews here... DO NOT STAY HERE! We booked through Hotwire (mistake!) and showed up just after 3 to check in. A sign on the door said do not disturb and gave a number to call for check in. The person that answered was surprised by my call and said they would call back. After a few minutes they called back and apologized saying that we could not stay due to the fact that the room had a shared bathroom and the other person staying there was sick. SHARED BATHROOM!!! That was not info included in the booking! This place is nothing more than a house. There were no signs with a name out front. Total scam place. I intend to call county and report this place. Also very poor that this place is included in booking sites. Lucky I read the other reviews and was early enough that we made other arrangements easily. Again, DONT STAY HERE!

OYO Family Ranch is not your traditional hotel -- it is simple accommodations in a quiet setting, with clean rooms, comfortable common areas and with horses, goats and one of the friendliest pot-bellied pigs you will ever meet just outside the door. Its secure and safe there, theres no bugs that we saw (in May) and you can definitely get a good nights rest for a decent price.So how is it different? Theres no pool, no ice machine, no workout area or free breakfast awaiting you as you start your morning. If thats what you need, look elsewhere. If you are looking for a good rest before you get your tomorrow going, youll find it more than okay. And take a moment to give the pig a scratch behind the ear -- shell be your best friend afterwards.Lastly, I found the OYO staff to be friendly and helpful. The call center folks at OYO were awesome, and on-site, the fellow who met us was a true delight. There are other reviews with different experiences, but ours could not have been any better.

I booked a room Here & on the website clearly says accessible. I have pictures it says accessible in the description it says grab bar in shower. it is wheelchair accessible. Wide entrances Transfer shower visible fire alarmI got a call and they told me that they couldn’t accommodate me and they wanted me to cancel my reservation I made this reservation Tuesday and they called me at the last minute I was on my way there very rude people and I was discriminated against of my handicap. I will be turning them in to ADA they didn’t even care that a handicapped person booked a room paid in full and possibly on the streets because I couldn’t find another hotel that was in my budget.

I absolutely loved the property, Im an animal lover , so it was great for me. The owner and property manager were great, they followed up after check in to make sure I had everything I needed and was satisfied. I would strongly recommend staying here if youre looking for serenity and peace of mind.

This place needs to be shutdown! They dont take care of those animals. Go look at those pictures on Facebook that Sheriff Wayne Ivy has ... yall need to be put under the jail! Smh! A from the looks of the reviews you dont treat customers any better. #SHUTUMDOWN#ALM

If I could put zero I would. This is ridiculous! I booked two weeks in advance, only to be told that my reservation is being cancelled the day before. Now I cant find any hotels in the area. This is poor and unacceptable service from a hotel. DO NOT BOOK WITH THIS HOTEL! Save your money and time.

They cancled my reservation without me even knowing. Showed up with no place to stay for the night because someone else booked the room....

This place is an absolute scam! Do not book here. When you show up it says on the door do not disturb no availability.

These people are crooks they took $600 from us and kicked us out after 2 days for going through the window when we were locked out of our room. FYI the window was unlocked

It was short as I came for work purpose. I was well welcomed and the lady was wonderful.

This is a Horse pasture ONLYWould’ve loved to stay but.......Maybe they where remodeling?

Do not book here!!! Do not go to this place!!!I booked one room and when I arrived there was no body help us to clean in and no body answer the phone either. The Order could not cancel by free. I had no choice but only to book another hotel……Dont book a room hereIts a private house, and there was no one to check in, and the order cant be canceled for free.This is a lie
